In many cases we can promise a 7-day completion time for small to mid size commercial and retail properties, and a 3-day completion time for residential work. Environmental Phase I reports are completed in 7 days, and Phase 2 reports in 14-20 days (because of lab time requirements).
While in our first few years, 80% of our work was in the Fort Worth/Dallas area, we have expanded our markets to include Texas, New Mexico and several other states. We have completed work in Montana, California, Washington State, Florida, Georgia, Arkansas, New Mexico, New Jersey, Pennsylvania, Nevada, and other locations within the USA. We also work in several nations and have offices in India, and Mongolia.
We also offer a more comprehensive valuation service, that is a much more complete valuation report than an appraisal done by an appraiser. We offer an "OTHER VALUATON CONSULTING SERVICE" that is completed, not by a person working as an appraiser, but by BBAR, Inc., working as a real estate broker and consultant. This type of report does not have the constraints and limitations of USPAP and thus can include much more information and range of valuation information, data, format and concepts. In some ways, this kind of report can be more comprehensive, and offer a free ranch of values that provides broader information, than a traditional appraisal. We highly recommend for the more sophisticated investor, as in many ways this report is superior to the traditional 'appraisal' report that many are limited to. This type of report also takes reporting on real estate valuation, to a higher level, avoiding the political or other local market protection agendas, as well as turf protection limitations sometimes seen in the industry, or in it's regulatory agencies. Furthermore, in recent years, we have seen some regulatory agencies in the Appraisal area, manipulated by individual appraisers representing one organization or another, to gain competitive advantage. The use of "OTHER VALUATION SERVICES" brings the process above and completely out of the range of "local politics" and "competitive jealousy" and gives a pure reporting of ideas without consideration for non valuation issues
